Letting & Management Service

  • Marketing & Tenant Sourcing: Professional advertising on Rightmove, social media, and our website to attract the best tenants.
  • Tenant Viewings & Offer Negotiation: Arranging and conducting property viewings, negotiating offers, and securing the best rental terms.
  • Tenant Referencing & Checks: Comprehensive and intelligent referencing with credit history, affordability assessment, and reference verification.
  • Tenancy Agreement Preparation: Drafting and issuing legally compliant Assured Shorthold Tenancy Agreements (AST).
  • Deposit Registration & Compliance: Protecting deposits in the Deposit Protection Scheme (DPS) and ensuring legal compliance.
  • Rent Collection & Financial Management: Handling rent collection, financial reporting, and arrears management.
  • Property Inspections & Reports: Conducting quarterly property inspections with detailed photographic reports for landlords.
  • Maintenance & Repairs Management: Managing tenant requests, liaising with trusted contractors, and overseeing repairs.
  • Legal & Compliance Support: Ensuring adherence to gas, electrical, and safety regulations, plus tenancy renewals and notices (Section 21 & Section 8).
  • Move-Out Inspections & Deposit Disputes: Conducting final inspections, handling deductions, and managing deposit disputes.

Fees: 65% of the first month’s rent + 10% monthly management fee (exclusive of VAT).

Premier Management Service

  • Includes everything in the Letting & Management Service, plus:
  • Rent Guarantee & Eviction Protection: Full legal support for eviction proceedings, covering court costs and providing guaranteed rent payments (subject to conditions).
  • Inclusive Inventory & Tenancy Renewals: A professional photographic inventory included, plus tenancy renewals at no extra charge.
  • Priority Maintenance & 24/7 Emergency Support: Immediate response to emergency repair requests, ensuring tenant safety and property protection.

Fees: 80% of the first month’s rent + 13.5% monthly management fee (exclusive of VAT).

Letting Only Service

  • Property Marketing: Maximum exposure through Rightmove, social media, and our network of tenants.
  • Tenant Sourcing & Viewings: Finding and introducing suitable tenants, conducting viewings on your behalf.
  • Tenant Referencing & Checks: Comprehensive screening, including credit checks and previous landlord references.
  • Tenancy Agreement Preparation: Drafting legally binding agreements tailored to your needs.
  • Deposit Registration Guidance: Assisting with deposit registration in the landlord’s chosen protection scheme.
  • Handover Support: Collection of the first month’s rent and security deposit, with bank details provided for future rent payments.
  • Utility & Council Notification: Informing utility providers and local councils of new tenant occupancy.

Optional Professional Inventory: Detailed photographic inventory available (starting from £75 + VAT).

Fee: First month's rent (exclusive of VAT).

Additional Services

  • Tenant Referencing & Eviction Support: Comprehensive referencing and legal eviction services in partnership with Let Alliance (price on application).
  • Energy Performance Certificates (EPCs): Assessments conducted by our qualified Domestic Energy Assessor, Will Prescott. Fee: £65 + VAT.
  • Deposit Protection Compliance: Full support to ensure compliance with the Deposit Protection Service (DPS), protecting landlords from legal risks.

Energy Performance Certificates

All landlords are required to have an Energy Performance Certificate (EPC) produced for each property they market and let out. This report is carried out by a Domestic Energy Assessor and involves investigating the construction of the property, heating systems and insulation and energy-saving aspects of the property. The property is then given a rating, along with any suitable recommendations which may affect the energy rating in the future. Once complete, the EPC is valid for ten years. From April 2018 it is illegal to let a property if the EPC does not meet a minimum rating of E.

Will Prescott is a qualified Domestic Energy Assessor and can carry out these reports at your convenience. The cost of this service is £65 plus VAT.

Deposits

Since the 6th of April 2007, all Landlords and Letting agents collecting deposits must safeguard them with a Government Authorised Scheme. Holden and Prescott is a member of The Deposit Protection Service and, as such, can meet your legal obligations when collecting any deposit.
