LET ONLY
Ideal if you want us to find a tenant and set up the tenancy, but you prefer to manage the property yourself once the tenancy begins.RENT COLLECT
Ideal if you are happy to manage the property and maintenance yourself, but want us to take care of collecting the rent and dealing with rent arrears.
FULLY MANAGED
Our most comprehensive service. We take care of the day-to-day management of the tenancy, including rent collection, inspections, maintenance, contractor management and deposit negotiations.
Fees:
- Let Only: First month's rent + VAT (120% including VAT)
- Rent Collect: 65% of first month's rent + VAT (78% including VAT), plus 5% monthly management fee + VAT (6% including VAT)
- Fully Managed: 65% of first month's rent + VAT (78% including VAT), plus 10% monthly management fee + VAT (12% including VAT)

Professional Inventories
A detailed photographic inventory provides a comprehensive record of the condition and contents of a property at the beginning of a tenancy.Our professional inventories are available from £100 + VAT (£120 including VAT).
Rent Guarantee & Eviction Protection
Available for our Fully Managed and Rent Collection services, our Rent Guarantee & Eviction Protection provides landlords with additional peace of mind.The service can include rent protection and support with eviction proceedings, including eligible legal costs, subject to the policy terms, conditions and eligibility requirements.
From £25 + VAT (£30 including VAT) per month, per property.
Tenant Referencing & Eviction Support
We work in partnership with Let Alliance to provide comprehensive tenant referencing and support with legal eviction proceedings where required.Energy Performance Certificates (EPCs)
We can arrange an EPC through a qualified Domestic Energy Assessor.From £65 + VAT (£78 including VAT).
Deposit Protection Compliance

Energy Performance Certificates
An Energy Performance Certificate (EPC) is required for most properties before they are marketed for sale or rent. An EPC assesses the property's energy efficiency and provides an energy rating together with recommendations for potential improvements.An EPC is generally valid for 10 years, although a new EPC may be required sooner in certain circumstances.
In England and Wales, a property generally cannot be legally let where the EPC rating is below E, unless a valid exemption applies.
We can arrange an EPC through a qualified Domestic Energy Assessor at a cost of:
£65 + VAT (£78 including VAT).
Tenancy Deposits
Where a tenancy deposit is taken, it must be dealt with in accordance with the applicable tenancy deposit legislation and protected using a government-approved tenancy deposit protection scheme.
Holden & Prescott is a member of The Deposit Protection Service (DPS) and can administer the deposit protection process on behalf of landlords, helping to ensure the relevant requirements are met.
